Holiday insurance question

I'm thinking of booking a private Villa next year through 'owners direct'. My only real concern is in the unlikely event that the booked (and paid) accommodation for whatever reason is unavailable very close to departure or when we arrive. I would presume that any contract is between ourselves and the individuals who owned the property.
So in this unlikely event would holiday insurance cover the money spent on accommodation? I think its unlikely that folk have the facility to accept credit card payment and the protection that this affords.
Any advice would be welcome.
