Onward Purchase - Chain Complete

hi
I have received a memo of sale from the Eastate Agents and it says the Vendor's current position is ' Onward Purchase - Chain Complete'

Do I take it to mean that the vendor's are in the process of buying a property and this is the end of the chain as it stands?

thanks
Peter

chain complete would mean exactly that.

You can always ring them. Having constant contact with the EA can ease frustration when you're not sure whats happening.

Unfortunately the EA dealing with this is very cagey and I get the impression that I am not getting the whole story from him so just thought I would get an explanation with no BS , which I get from him!
  • Ask for another viewing "to measure up", and have a word with the vendors while you are there...?

I think the vendor is still looking for a property to 'end the chain' although in reality it wouldn't necessarily. At the end of the day the EA just needs to tell you if the vendor will move out when you are ready to exchange regardless of their situation.

its always good to establish a positive relationship though. If the EA seems cagey and you dont have direct access to the vendor they can be getting bad vibes from the EA thinking its you being dodgy etc etc.

The strange thing with homebuying/selling is its easy to get yourself worked up. Even if its not happening to you it could easily be happening to your vendor. Keep them cool for an easy ride :)
