How long from viewing until offer?

Hi
I am new back on here. I am currently selling my flat which has been on the market for 2 days (since Saturday). I have had two people view with a third booked. One of the people who viewed on Saturday late afternoon rang first thing this morning for a second viewing. He went back at 11.30am this morning with his dad (the first was with his mum) and we haven't heard since. The agent said that he seemed keen however I was wondering how long people take on average to return with an offer if they are interested....

It depends on a few factors!
I've offered on the spot with one property, I knew I could afford it and it was the one I wanted.
Some people like to go home and do more research, more viewings, etc etc
I'd ask you EA for feedback if you hear nothing after a day.

It can be anything from on the day to a couple of weeks after (eg if they have other properties to look at). They also might be looking on the off-chance that they might like it and not sorted any finances out and want to go to their bank / a broker to make sure they can afford it before putting in an offer.0

Virtually every offer we've ever had has come the day after the viewing. And most offers come in around 11am in the morning. I have no idea why. I wonder if EAs find this as well because I swear to God on the houses I've sold, if an offer isn't in by 12pm the next day, it isn't coming.Everything that is supposed to be in heaven is already here on earth.

We took considerable time between second viewing and making an offer as we wanted to assess the market and check out the viability of some mods to suit my father in law. We did signal though that we were considering making an offer near the asking price to get a foot in the door should there be other parties interested. I guess it took a few weeks and our offer was accepted straight away. In selling offers were made within one or two days of people viewing so I guess the way we took our time is somewhat unusual. I guess they had no other interest so they didn't try to push us up.0

I still haven't received any offer or feedback yet - so no news is good news I suppose. However I would also reckon on an offer before 11am as this shows keeness but without looking too keen I think. I hope that an offer comes in even if they take another week to decide. Fingers crossed.0

When I was selling a flat I had a number of second viewings that came to nothing. Several times the parents of the buyer would turn up for the second viewing and even if their son/daughter liked it - they were stumping up a big deposit and they would say they didn't think it was a good "investment".0
