Whatever the survey says, even recommending other surveys, do NOT pay for them. If the buyer wants more professional info about the house to put his mind at ease, that's his choice.
Also be wary about demands to reduce the price based on the survey.
OK, if it finds serious, expensive issues (eg new roof needed) then maybe negotiate, but if it talks about needing modernising - well the purchaser could see that when he viewed!. And vague things like 'might need x..' or 'recommend further investigation of damp' are to be ignored.
Stand firm.
Oh, and if you lose this buyer, consider changing your EA, though you need to check your contract with him as you might be 'tied in' for X weeks/months, and / or might need to give x weeks notice.

I got my vendor to split the cost of a drain survey, as my mortgage lender refused to consider it without one because the property was built over a drain. He got a copy of all reports and the video, in case I pulled out.0

Hi, bit of an update, I have now read the survey report regarding the need for the structual engineer. It says `there is strucutal movement identifed by distort to internal walls and fine cracking to external brick work to rear which may be continuing`.Strucutal engineer will go in on weds - i am paying at the cost of £125.00 + vat, report also goes on about other bits which we knew about but then says when everything is done would be worth £10,000 more than what we have accepted so we will wait and see0
