Going by the historic sale prices it sounds incredibly cheap to me. Why don't you go and view it and see why it's so cheap?0

House pricing isn’t just maths. I’d always treat these websites’ ‘predictions’ very warily. I know my local area’s property history very well, and it’s very clear that in some cases Zoopla is out by a factor of between 50% and 200%, often for quite understandable reasons.A couple of sites like Zoopla and Mouseprice will give you an estimate of selling price based on previous sales in the area. Given the high number of sales you list these should give you a fairly good ballpark figure.
Always assume that the price these sites give you is based on the property being in good condition. If it needs work like new windows etc work out what it will cost and factor that into the offer.
In an area you don’t know, you of course won’t know those reasons.
You can take the ‘sold’ prices as genuine, but sometimes those don’t even seem to be the latest price.0 -
I wouldn't disagree with anything you said there not_loaded, although I think in the majority of cases it gives a fairly accurate picture. I tend to trust the data far more where sales of neighboroughing houses are known.
The original poster in the only person here who has viewed the property, and most of us can't account for local factors (something that as you say may well affect price considerably). Property price estimation sites can at the least act as a useful check, if your estimate is much higher or lower it is worth taking time to check why
