In the process of buying a freehold property built in 2007. Solicitor advised there was a property management company involved and my seller needed consent to sell. Just now waiting for this consent before exchanging contracts but now been told I have to pay a £150 deposit to the company plus £280 for the Deed of Covenant.
So, an unexpected £430 before I can proceed. I expected service charges (when the estate is finished) but not this.
Is this usual with a freehold property. Seems like a money making rip off to me. If I hadnt spent out money on fees already I would probably have thought twice but I have got so far now it would cost me to pull out.
Any information appreciated.

Why do you have to pay a deposit, what is it for. Can't you split the £280 cost with the sellers. If they want to sell I can't see them putting up a fight on splitting these costs.

Did you proceed and was the company Meadfleet? Did you resolve the problem and if so what is the situation now? I am being confronted with what sounds like a carbon copy of your experience.

My advice would be look very very carefully at the deed of covenant, they are difficult to get out of and you'll notice that there is no limit to what can be charged by the maintenance company.
If youre already in one of these rip off cons, then take as many photographs as you can, then if youre up to it, withold payment for lack of service etc.
BUT you must have proof they are not doing their part of the DoC. Youll notice the D o C is very loaded in their favour, so if youre considering buying a house with a maintenance company involved, think again, check out greenbelt action group for instances of what to expect.0
