            :oI am single in a house which is on an interest only mortgage. My age is 53 and I have approx £100,000 for land in Bristol or Somerset and to consider an amount for a building project of say 40,000.0

            £40,000 to build a house? Not a chance. It will take much of that to get you out of the ground. Bigger houses cost proportionatley less to build. £60,000 is the target for a small but perfectly formed house and to do that you would be project managing yourself and contributing a great deal in the physical sense on a perfectly level plot.
 £40,000 would be pretty much impossible unless you skip raided for everything. And that would take a while!
 We couldn't build a house for £40,000 and we have all the right contractors.Everything that is supposed to be in heaven is already here on earth.

            Goodmorning all. 40,000 is not a budget that adds any safety net in case things go wrong which when building from the ground up, is usually the case. Talking from experience here. :rolleyes: This sort of budget would lend itself to a tiny tiny house and still its a very small amount.
 This sort of budget would only pay for professional fees and buy materials. All the manual labour would either have to be done by you or people you know. Not always the easiest of things to achieve. A minimum budget to guarantee success would be closer to 100,000.
 As it was suggested earlier this amount would build a very nice and spacious cob house but not a traditional build.

            I am hoping to buy a small plot enough for a 3 bedroom house. I have a year to do the planning and will then put my house on the market. It's quite exciting. Shame though that there are not many plots around.
 I'm looking in the somerset area in small villages and I guess so are a lot of other people.
