    Yes, saw a post of his on the mortgage board. I know sounds od, but feels odd to go through someone you virtually ''know''. Don't know at all, or know in real life don't feel odd....don't know why I feel like that though.

    Just returned to computer as everyone else is in bed now.....Underfloor heating in a conservatory? Hmmm, bit of a luxury, that! If you use electric, the installation is easy and relatively cheap, as long as the floor hasn't gone down yet.

    A company like this could do it (not a recommendation; just a firm that I picked at random that look OK): http://www.warmfloorsonline.com/

    But what do I know about conservatories? LIR wants an agricultural mortgage and I have an agricultural conservatory, which someone home- made from tanalised timber a few years ago. Like yours it's 24m2 but it lacks a few features, such as being watertight! We have just installed an 'inside' roof made from polytunnel polythene, which now collects the drips and deposits them in gutters we've put up, feeding into the indoor flower beds. Don't knock it, it works!:D

    In a couple of years, council permitting, we will demolish this conservatory and put a garden room in its place. I spend enough time in greenhouses and polytunnels already
