Seen a lovely little fund that looks right to move into. It may drop over the next couple of years, but will keep purchasing (using cost averaging) and hope to make a little profit in about five years time.
Best things about it are no estate agents, no neighbours, no laminate flooring, no lightbulb changing and no tenants. Oh and no 200k loan required either.

i've looked at this too, is interesting - commercial or residential?0 -
Commercial.
saw this today - it may be a good time to get into it
http://www.timesonline.co.uk/tol/money/property_and_mortgages/article6859763.eceMeanwhile, yields on commercial property (rental income as a proportion of the price) have risen over that time from 4.6% to about 7.9% — more than 10 times the typical easy-access savings account at 0.78% and more than double the yield on 10-year gilts (government bonds) of 3.5%.
The upturn has convinced some of the most sceptical investors to reconsider the sector. Last week, Peter Hargreaves, chief executive of Hargreaves Lansdown, the adviser, said he was positive about the sector for the first time.
A number of funds have also been launched. Last month, BDO Stoy Hayward Investment Management launched the UK Strategic Income Property fund with plans for 10% yields.
Retail investors are also piling in. Last week, TD Waterhouse, the stockbroker, said listed commercial property companies such as Songbird Estates, which has a stake in London’s Canary Wharf, entered its top 10 list of the most-bought stocks for the first time in 18 months.0 -

You think it will drop......but you are going to buy ??
That's a Bonkers way to Invest mewbs 'In nature, there are neither rewards nor punishments - there are Consequences.'0 -
It works like this Purch. I want a property element to my 'portfolio'. Commercial property has been savagely hit, and may indeed drop further, quite possibly in the second wave. I put some money in now, gives me something to monitor. I regularly save a few quid, adding to my initial punt. In five years I might make some money. You think it will drop......but you are going to buy ??

Please bear in mind that not once, ever, have I taken what I read and called the investment strategy right. Economic outlook bad - markets soar. Good news - stocks take a dive. Company in trouble - share price soars. Company profits down - shares up.
I have learnt to live with disappointment.0 -
What you're doing Mewbs is somewhat similar to what some fanatical football fans do. They love their team, want them to win, fully support them, but have a few quid on the opposition winning.
If you invest in a property fund you can come on here, repeatedly state your belief that the market is overvalued, will fall, has no fundementals, is for mugs etc. etc., but if you're wrong, at least you'll make a few quid. Can't lose either way: financial gains or internet smugness.0 -
tbh Cleaver I'm probably over invested in internet smugness. Some financial gains as well and I can march onto the Savings and Investment boards and say "look at my wad".What you're doing Mewbs is somewhat similar to what some fanatical football fans do.
