Hi all,
Eventually managed to seal the deal on my first house! I've been working on buying this property for AGES! I've faced a number of problems and issues such as habitability, the banks financing, and negotiating prices.
With a LOT of investigation, research and communication I finally managed to pick up the keys yesterday!!
All very exciting.
So, to anyone who has helped me throughout the proces - in particular silvercar and fire fox, I really appreciate it!
Now I need to rennovate the property, so I guess I'm at the very beginning, and there is a LOT of work to get stuck into - wish me luck!

No - in the end I had no problem with the mortgage (so to speak). Basically I anticipated that it would fail like it did for previous people on the habitability issue, though I managed to find the banks terms and conditions for habitability, also I got a gas guy to come and check the boiler - technically it works - it just looks so bust you'd assume it wouldn't. He signed it off as working in case I needed it to help my case.
The mortgage company valued it, and actually valued it less than we had agreed. Of course this put me in a sticky spot as I wasn't sure they would drop the price, though due to my meticulous approach and heaps of contact with the vendor they just wanted shot and dropped the price - great news for me!
It's still been a very long process for buyign a vacant possession from a company as opposed to a resident, but I managed to do it with a conventional manner. Funnily enough when they valued the property less, I couldn't qualify for teh mortgage I wanted, and was out by around £900! So I got my mortgage advisor to call the underwriter and call their bluff - retain me on the 4.98% package (instead of the 5.54%!) or I will walk....hairy times as to be honest I had no choice but to stick with them as I couldn't risk another bank classing it as uninhabitable (if that makes sense - the time, effort, confidence in seller etc would all go out the window), but they agreed instantly.
My solicitor was great also.
