    But such poicies' premiums must br worked on an average for the number of rooms and the likely value of contents for a proprty of that size with a margin in favour of the insurer. IMHO such poicies are beneficial to those with properties that are larger than the average and who have plenty of possessions. If Phil is in that position a Halifax type poicy may be OK.

    I've just run the calculation again and it still comes out at £132k and yes I did measure and use feet only

    Ex council 3 bed semi
    25foot x 25foot = 625 x 2 =1250sq foot
    EM area
    1920 - 1945 era
    add £10k for outbuildings

    And it comes out at £132000

    I am in the process of buying it for £67.5K

    That being said I have been offered inurance for just over £150pa with £40k cover for contents and the bricks and sticks at a value of £135k... So its not all bad news I guess.
    The quicker you fall behind, the longer you have to catch up...

    yep - we are buying a victorian terrace house for £140k but the valuation set the rebuild at £170...
