Where to buy a tenancy agreement?

We're looking for a basic but good tenancy agreement for renting out our annexe flat to friends - any ideas of where to get one? I've looked at http://www.tenant-agreement.co.uk but no idea if this is any good? We're looking to keep it as simple and informal as possible, while of course making sure to dot all the t's. Probably a 6-month AST to start with, which will then move to a periodic tenancy. What's the easiest way of drawing up the necessary documents?

And before anyone asks, yes, we're aware of our obligations with regards to gas and electricity safety checks etc (done!) and we have informed our insurance company (there is no mortgage on the house). As they're friends and we're not asking for a deposit there is no need to register with a scheme. It's a mutually beneficial arrangement - they'll pay a much reduced rent, and in return our tenants-to-be have already started re-decorating the place, and they already babysit for us and help out with our dog etc. We wouldn't want to rent it out to strangers anyway, but it's a nice way to make a little extra money while helping out some friends.

    Thanks G_M! Any opinions as to which of these is best to use, or are they all pretty similar? From what I can tell (and from my own earlier research) they all require payment before viewing the document (makes sense, or why pay) so any advice as to which one we should use?

    I'm not yet sure whether we'll actually join one of the associations for LLs - seems a bit like overkill when we're renting to friends?

    If you rent out a property, you legally also need a EPC. And dont forget to let the Tax man know !

    We do have an EPC, thanks, and our accountant (we run our own business) has that bit in hand too.
