HElp, landlord and new business partner trying to run us out.

Hi all, this is my first post, not sure if this is where to put it but we're at our wits end and really need some advice from anyone out there who can help.
We used to run a restaurant and wanted to sell up as our dad had a stroke and was unable to manage the business anymore. Our landlord told us he found a buyer who was interested and wanted to go 50/50 with him on the business. We thought fantastic who better to buy the business and ensure a swift transaction than our landlord. oh how wrong we were, its now been 1 year down the line and no money has been transferred to us. What is worse the buyer is and has been all these 9 months operating the new business there. All this time we have been going back and forth but apparantly the landlord and the buyer have been disagreeing over terms and that is why they have not paid us. What can we do? it seems to us if they are just hoping we disappear so that they can keep the business. We are in no situation to be running a business and just wanted to sell up.
