Insist nothing can ever be built on the land, and that you will always retain full access rights (or rather the house will, in case you sell it). You don't have to sign tomorrow, they just want you to.0

Do NOT sign tomorrow. You clearly have (justified) concerns, which you must satisfy before selling.The developer needs the land to knock down and rebuild our wall to comply with the high ways agency - something to do with being able to see clearly from the new road when pulling out.
Why can't you keep the land, but agree to rebuilding (your) wall (at his cost). Then the Highways Agency will be happy, Plannimng permission can be granted so the Developer will be happy, and you keep the land, so you will be happy.....
Oh - and get some extra compensation from the developer for your trouble.0 -

I think you're talking about 'visibility splays'. Presumably your local council grants the planning permission. Can you just call the planning dept and ask them to clarify. I wonder if the developer needs if for planning permission (that sounds legitimate) but maybe once he gets the land it becomes part of the road in front of your house, ie may not be owned by him but part of highways?? I may be talking rubbish.
I agree that the pressure you are coming under is dodgy UNLESS you have been dithering on so long with formalising the agreement that the developer is simply fed up.

We did discuss this with the solicitor, some time ago, but it wasn't in the wording of the contract so we raised the point with said solicitor in July/Aug. As we understood it, the land would be transferred to the council, but now he is talking about owning it for 10 years and that the council probably wouldn't want to take it on. The whole process has been going on for a number of years but the developer rang us last week and said he wanted to arrange a meeting (this evening) and now he suddenly wants it completed tomorrow :mad:(actually tonight but we refused until we had spoken to our solicitor - we want it written into the contract.)

if not tell the developer NO. Wihout your consent they cant make the half amillion they stand to make.
you are the only person who is losing out as it may affect the future of your home.
alternatively you could give him the OPTION to purchase the land at an overflated price for a decent sum. Let them do what he has to do with it for the option fee and then as the agreed price is too high he then wont execute the option and you keep the land.

Thanks so much for all your replies.
I think that so many of you have just clarified what we were thinking anyway, and so this gives us confidence to stand our ground when we go to the solicitors tomorrow, and we won't be signing anything that we are not happy with or which we haven't had time to think through.
I will have a good look at the messages in detail tomorrow morning (very worn out now) and show them to other half. They are very much appreciated - thank you all.

Never trust a company who creat false deadlines in order to apply pressure.
