renovated vs needing work

Hi Guys, just after a few thoughts really. We bought our house 4 years ago as a long term project It had been on fire and had great extension prospects. We are now wanting to sell but although it has been extended replastered, re roofed etc etc. Had a new kitchen and 1 bathroom. it still needs the other bathroom doing and decorating throughout. What are your views on best time to sell- now while it needs the work for a lower price or after the work when its all done for a higher price? All views appreciated:j

  • decorating doesn't really add value, just makes it easier to sell.

    I suppose it depends on the maths - how much will it cost you to do the work, compared with how much it will add to the value of the house :confused:

    Kind of depends on your local market - i.e. whether it attracts the sort of people who will pay a premium to avoid the hassle of having to do work. Why not ask a local estate agent to have a look round and give you a view on whether it's worth the cost of doing the work?

    I think that while out of date decor/bathrooms don't necessarily put people off, having a place that looks unfinished (eg if the second bathroom is just pipes!) is more likely to - they will see it as something that has to be done immediately rather than something they can do in a year or two.
  • We are in Bradford, The bathroom is usable but just very very tatty. 2 of the bedrooms need decorating as does the lounge and stairways. The other bedroom which used to be the kitchen needs a balcony putting on and decorating about £6000 worth if we do it ourselves
  • Forgot to say that the kitchen is imaculate only 18 mnths old and the other bathroom is only 5 mnths old
  • is the £6k for all the work? if so I would think it sounds worthwhile, however as was said, why not get a couple of agents round for their view
