    Just to put the record straight on Jane Earl Estate Agents - mentioned at top of thread... of course all viewers have to register and they can do this online, but, that is just an option - they can always call and have their details taken over the telephone if they prefer - so the seller does not loose any potential viewers.

    I've used adwords, and what's important about it is not the duration of the adwords campaign, but the spend on the campaign, and the resultant click-through rate. How much do you spend on each campaign, and what extra traffic does it yield for you?

    Yes, Google Adwords are only as effective as the targetting, the wording, the timing and the landing page.

    It's no guarantee anybody will ever click it or be interested at all. But at least they're bothering ... although if they're not good at optimising these things they might as well just set fire to the money.
  • The Google AdWords campaigns we run at Jane Earl are highly optimised (after all we pay for then out of the up-front fee). They are designed to appear on page one for around 450 keyword combinations related to that property and location (we have a keyword generator program that does that for us). They are effective at getting around 15% more eyeballs on the advert. Every little helps and you only need one buyer.

    a typical property at our website will get around 150 visits at janeearl.co.uk in the first two weeks - of these around 20 or so will have come through the FREE two week Google campaign - so we do not spend a fortune on this (our total fee is just £295 after all) - but the buyer could just be one of the 20 or so extra viewer. If clients like this extra exposure they can commission an extension to their campaign. Hope this helps clarify?

    Tried HouseSimple thinking they would be better value than the high street cowboys. This is what I found:
    • pre-contract communication - Excellent
    • Cost of HIPs - Average - shop round elsewehere for better value
    • post-contract communication - Poor - no updates on progress in marketing and having to send same information repeatedly
    • speed of service - Slow getting property uploaded to website
    It appears the Housesimple strategy is to sell houses as quickly as possible at any price. Almost daily I was haggling - not with would be buyers but Housesimple as they tried to get me to lower the price so they could make a quick profit. A few times I had to remind them they were MY agent. AVOID
