How about downsizing to a one bedroom property? This would reduce or eliminate the mortgage and therefore the rent she pays the op and/or release cash to pay off her debts.

Your mother could consider taking in a lodger.

It may be a little company for her, whilst helping to contribute towards the rent.
You mum, could let out 2 of her spare rooms, and depending on your location, this could cover her rent.

The government has a Rent a Room scheme, where you can receive some tax free income.

Really sorry to hear of all the worry you and your mum are facing. I would get along to citizens advice bureau. They are brilliant at advising what your mum would be entilted to and how to go about claiming it.

First thing that comes to mind is that your mum would most likely be entitled to council tax benefit. Obviously dependant on how her renting from you is set up. Phone the council and they deal with applications really fast (at least in my area).

They really helped me very quickly.
