FTB Buildings Insurance Question

We're in the process of buying our first flat and have had a letter from the Solicitor stating that all of the searches have been carried out.

The environmental search result says that he property is located within 250 metres of potential flooding and that there is present and past industrial use.
The Solicitor recommends that we contact our insurers to ensure that we can get comprehensive insurance cover before exchange. The way the letter is worded seems to imply that this could be a problem due to the flood risk.

I've checked on the Environment Agency website for the flood maps and the flat isn't located in an area that's either at risk of flooding from rivers or seas without defences or that's in danger of flooding in an extreme flood.

When looking at the maps that were supplied with the searches, it shows that at the top of the road is a small stream which is just within the 250 metre zone. As there has been no reported flooding in this area, do we need to declare to insurers that we are within a potential flooding zone or is it just the Homecheck people trying to get us to part with more money for one of their Flood Reports?
