The lease says: Within 28 days of demand to pay to the landlord the same percentage as the tenants contribution or any sum or sums actually expended by the landlord or which it might be necessary to expend which expenditure the landlord cannot meet from funds in hand.
So does this mean I could ask for the money up front for works that need section 20 i.e. major expensive works?
Ans another final question: When is the point of no return when the leaseholder has to pay the funds for the major work or face legal action? Im thinking about if the leaseholder moves out during the process in hand or when works are about to be undertaken.

If you are a freeholder that doesn't understand the long lease you are party to or indeed the Landlord-Tenant Act 1985, then the professional course of action is to take legal advice or to employ a managing agent. hi, we are the freeholders of a victorian house, which contains three flats. we are doing some repairs to the outside of the property, which requires scaffolding. to keep cost down we are doing the work ourselfs, but now one of the lease holders has informed us that he can not pay for his share of the costs? so would that put him in arrears against his poperty, or us out of pocket ??thanks confused0
