Freehold Value and Missing freeholder problems

Hi All,
If anyone could help with the following predicament I would be extremely grateful. I currently own a flat in a converted house, and currently the freeholder(s) are missing and basically do not want to be contacted or carry out any of their responsibilities. They have a extremely dubious background from what I can gather and sound like not very nice individuals at all.
I know that you can obtain the freehold through the courts and the right to manage which is easier and more straight forward. However, none of the other flat owners seem interested in acquiring the freehold or appointing a managing agent due to costs. In the mean time the property is quickly deteriorating and nobody else seems bothered. The problem is so bad I'm even thinking of selling, although this isnt going to be easy without a freeholder etc..?
Does anyone have any advice they can offer..? can you acquire the freeholder if no other parties are interested..? Is there a quick and easy way to work out the cost of the freehold, just to get a ball park figure..?
