smarter landlord

We have found a site called 'be a smarter landlord' who offer to get you a tenant and pay the rent even if they default or if there is no one in the property; they are asking for 6%. Is this too good to be true? Does anyone else have experience of this company? We have one property as an investment, and currently it is bleeding cash.
