Inspection by letting agent

Hi all,

I am a tenant renting now for the second time and it seems that I am having some issues with the letting agency I have gone thorough this time
One being an unscheduled inspection which I had not been informed of only found out as a compliement slip was left as I wasn't in on the particular day - it was quite a shock when I entered the property esp as I have only moved in a month ago so wasn't really expecting it ! upon writing formally they claim to have sent me an email (but can't provide any proof of sending!) and when I referred them to the contract/tenancy agreement I've signed which refers to quartely inspections now they cannot guarantee this !!? I feel quite bitter as they would stick to the terms 100% if I did something wrong or against it

Any advise would be really appreciated

  • They have no right to conduct inspections without your explicit permission full stop. I would tell them this and that if they do not wish to arrange inspections at mutually convenient times then they cannot conduct inspections at all.

    Write to the letting agents recorded delivery and state that you do not agree to any inspections taking place without your prior written permission. Refer them to the legal position which is they must give at least 24 hours written notice and that you are entitled to 'quiet enjoyment'. Note that the legal position overrides any unfair clause in the tenancy agreement.
