    ive noticed that in my area as well and there isnt much on the market at hte moment but an estate agent friend of mine told me its because people who would normally put the house on the market to test the water so to speak arent as they have to pay for a hip before it goes on the market.

    Are you looking North or South Devon? We sold our home and rented in Barnstaple 2 months ago with a view to buying asap. We have not found anything that suits us yet, but some houses are shifting quite quickly, others are hanging around - particularly those that seem over priced (and there are quite a few of those!).

    I'm looking at South Devon-seems similar, some houses stick, while others shift quickly, even the more expensive ones.
