New House - Doesn't have an address

Hi all,

I'm in the process of buying a new house. The house is 1 of 4 new homes, and all of the houses are on a private road.

Because the house is on a private road it doesn't have an 'official' address. I understand to get an 'official' address I need to apply to the council. However, I can only do this once I have exchanged as they say I cannot do it before. The problem I have is that in order to organise my new house insurance etc. I assume I need an address ? and a clause in the Mortgage is they want proof of my Buildings Insurance before I can exchange.

So I'm in a catch-22 situation. Anyone else gone through this ? and have any experiences they could share ?

I guess I could ask the developer to register the house for the official address with the council, but I'm due to exchange probably in the next week and am getting concerned about the timings of this..

Do all House Insurance companies need an 'official address' to register ? or would a plot number and made up road name be okay ?

  • Developer should ask council to allocate official address, surprised he hasn't done so already.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Until houses are built, they're usually referred to by plot numbers. Just give the plot number, even if you have to agree with the builder what that actually is.
  • Sounds like builder/developer is either stupid/incompetent/ignorant of how to do things or has p***d off the council/can't afford to get a proper address.

    Either way I wouldn't want to buy from someone so untrustworthy... (discuss...)

    But in the meantime, what does your solicitor say - after all, s/he knows about the condition on the mortgage and should be able to advise you and/or chase the builder.

    In years gone by it was not uncommon for first registration at the land registry to be by plot number, but I'm out of touch now, so wouldn't want to comment on what happens today.
