Do i need a NHBC certificate???

Hello, I'm just in the process of buying my first house!! :-) the solicitor rang me today saying the certificate supplied by the seller does not meet conveyancer requirements, as there is insufficient evidence of the building being signed off by the regulators.
The home we are buying has just reached 10 years old, and the solicitor is now saying we need to pay £200 for a NHBC certificate. just wondering if this is the right advice and whether anyone has any views on this?

I thought NHBC certs were only valid for 10yeras from date property finished and signed off. Was it also signed off by council as well could get there building reg compliance certificate.0

Likewise. If it's over 10 years old there is little point in obtaining a certificate.
Besides, you don't need the certificate. One call to the NHBC will tell you if it was covered or not - even if you were within the 10 years, you don't really need certificate in hand to know that you are covered.
Your solicitor needs to tell you the way around it. If your vendor has a mortgage then it's likely there is a way around it.Everything that is supposed to be in heaven is already here on earth.
