Advice on selling please

Hi all
We own a house which we have rented out for the last 3 years. The previous tenants moved out a few weeks ago and due to the state they left it in we have not advertised the property for rental as it has taken it until now to make it presentable!
We are now considering putting it up for sale but due to the current market cannot afford to have it empty for too long until a buyer comes along. My question is, if we have tenants in short term can we also market the property for sale at the same time?

It would be far easier to market property without tenants. New tenants could also wreck all the hard work you'd done getting property presentable.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

you can market it with tenants in it but rememebr if they refuse to leave you will have to evict them through the right channels using a section notice. That can take upto 2 months or so.i buy houses ........... any condition.0
