Amicably leaving before notice period ends due to them finding a new tenant

[FONT="]We have handed in our notice on our flat and said that we could leave before the notice if a tenant was found.[/FONT]
[FONT="]Well a tenant has been found so we will be leaving circa 2 weeks early - which means as well as our deposit we will be due back half a months rent [/FONT]
[FONT="]Being new to all this renting business whats the story on the money – should I insist I get it paid to me direct before handing over the keys or is it a question of trust (The agency and landlord are good and I would say trustworthy)[/FONT]

Did they say you'd get rent back?
You might just be being let off your notice0 -
they did not say i wouldn't get it back, I think it was all rather obvious in our correspondence that we would get it back - it stands to reason !
We shall see what they say.
NB: If they don't tell us then we wont be handing the keys back ! Shouldn't come to that though0 -
I hope you're right but unless they said "we will refund you rent from an overlap if you find a new tenant" then I suspect you'll be unlucky.0

I wrote the following in an email:
Should you find a tenant that would like to move in before our stated end date (Oct 14th) then we are happy to vacate earlier – obviously subject to the appropriate reimbursement
The reply was:
I can confirm that all you state is in order, except that under our agreement, you’ll need to pay the Agent’s fees for re-letting the property and, if a suitable tenant can’t be found before the contracted period expires, you will still be responsible for the Rent
So I think thats a suitable paper trail - but will try to ensure I get another confirmation before handing over the keys

And what are the agents fees for re-letting the property?0

I believe they have been waived - due to a !!!! up on their part, all I should have to pay for is any irregularities on the inventory check and any cleaning bill0

To be honest I would assume you will be getting your rent back otherwise what would the point be in getting another tenant in? You could of just paid your rent for the month (this being your last) and left 2 weeks early without having to pay any agency advertsing fees.0
