We have our property on the market, and have a viewing tomorrow, however, we have noted, if we sell the house, we're potentially making ourselves homeless, but are still tied into a contract with estate agents until the middle of Oct.
If someone was to put in an offer of the asking price, are we obliged to accept that offer, or can we still refuse?

You are under no obligation to accept any offer from a buyer for your property.

No-one can force you to sell your house, but it's quite possible that your contract with your EA may say that if you refuse proceedable offers from buyers then you'll still be liable to pay them commission.
Why on earth did you put your house on the market if you don't want to sell, though> Apart from the expense to yourself of having EPCs etc. prepared, you're also wasting buyers and EAs time if you don't actually want to move.0 -

If you don't want to sell you can take your house off the market. As long as you don't sell to anyone else in the period of the contract you won't have any fees to pay.

People's circumstances change Pasturesnew, and unfortunately since putting our house on the market, our circumstances have changed!
Perhaps have a look in the BR threads and that will explain the meaning of my homeless part.If you don't want to sell you can take your house off the market. As long as you don't sell to anyone else in the period of the contract you won't have any fees to pay.

So even though we have a 12 week contract, and we're in the remaining last 3 weeks I believe, we could still take the house off the market with the estate agent now?0 -

Ah, so you don't want to sell.
Point out all the bad things about the house when they come to view. Tell them you're moving because of some reason they wouldn't want to hear.
Just answer all questions as if you'd be a nightmare to deal with and the house is a pig in a poke.
And then, don't accept anything except the full asking price... they won't offer that anyway.0 -
If you are behind on the mortgage or in financial difficulties post on the Debt free wanna be forum and they will be only too happy to help, there may be an alternative.0
