Renting Property - First Payment??

Hi,
Moving into new rented propertytommorow afternoon the rent is £550 PCM.
The Estate Agents are saying that i need to pay the following:
1 & 1/2 Months Rent (Deposit) - £825.00 (Which is standard)
But with the rent they want 1 month + an extra week for some reason.
The reason she said on the phone was that the extra week will bring it upto the 1st October then 1 month rent to the 1 Novemeber.
But i thought when you move in the rent would be PCM from the day you move in, so i should only be paying £550 from 25/09/09 - 25/10/09.
Is this correct? or is the estate agent right?

Maybe they just keep it simple for accounting by working mostly in whole months.
It is unusual to do it that way though.
A week is a bit rich though, I'd accept 6 days as it'd be 25th to 30th, which is 6 days and not a week.
6 days would be £108.49
7 days would be £126.58
It's £18.08/day (£550 x 12 / 365)0 -
Some landlords i know only accept tenancies which start on the first of the month, as it does make accounting a lot easier to deal with - nothing sinister0

We paid 1.5 months rent as deposit, then paid one month and a week to get rent paid on 1st of month so its not unusual.
The issue was on giving our months notice - it had to be on the start date of the tenancy which wasnt first of month and also as payment was on the 1st, our last months rental payment ended up being a part payment of a month so it was confusing but once sorted out worked fine.0 -
Both of you are correct really. Its not usual to pay for the rent due date to be moved to the 1st of a month but it does happen - it halps with accounting at the agents and with some tenants. You paying from the 25th to the 25th would be normal PCM rent payments. As mentioned, moving it is fine but can be a pain when you are looking to offer notice or move out as this has to be aligned with rent due dates normally or the end of a rental period. A rental period is a calendar month from the start of the tenancy to, so 25th to 25th of each month. If you move the rent payment date only, not the contract date this is skewiff.0
