Hi
a friend of mine has had her home on the market with the same estate agent for three years she has had two sales agreed that have both fallen through for various reasons near to exchange.
She does not have a HIP as her agent tells her she does not need one due to having been continuously on the market since before they were introduced. I am not sure this is right, can anyone clarify?

If the property was marketed before 14th December 2007 then you don't need a HIP (at present).

No HIP needed.....but she needs an EPC regardless!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0
