its hard to give you a sale price without seeing pictures of the house including interior and knowing which area its in to search similar properties. You said the area isnt that nice but it depends who defines it as nice or not. Your idea might be different from someone elses etc. Also not nice areas in London are different to those in Leeds for example.
I think it sounds like you want to move so i would say go with that. Dont go to the country just because though, try and find a suitable affordable family home big enough for 4 people (just incase another comes along!) and in the catchment area for some good schools. Remember that its entirely possible your OH will be paying the mortgage, can you both afford to do this with an extra person with you? Draw a budget up on the basis that you stop work. What can you afford?

I'm in no way passing comment, but you're going on holiday, expecting a child and want to move house. Life is about choices. You can't do them all.
If FTB's are in your area buying. Then longer term the area will improve. Whilst your house may not be the prettiest from the outside. You can create whatever you want inside. As thats where you live.0 -
How pregnant are you?
I would be tempted to stay until baby was present and you were settled into a routine. A new home and all that entails plus a small person screaming seems not to be needed just yet. I currently live in a flat and am pregnant and want to move more to the country to a house when the baby is here but not immediately. It cannot use a garden for a year or so and will not need a safe place to play for a few years beyond that so makes sense for us to stay put and ensure a stable financial and practical start. It will not need a good school until it is 4 which gives me plenty of time to plan, save etc.
It may be best seeing how you go on DH's wages for a bit to see how much you have to play around with realistically?
I'm too cautious....lol.0
