Right to Buy valuation and boiler question

Hi all

I have just been given a valuation by my Housing Association on my flat which I can buy under the Right to Buy scheme. The valuation is very reasonable and I had an independent valuation which came out £5k higher than this. However just recently a gas engineer came out to check the combi boiler and said it was an older style boiler, not very economic and expensive to repair (made by Ideal) and as I had mentioned to him that I was in the process of buying the flat he recommended I try to get some money off their valuation due to this. It doesn't seem terribly inefficient to me but i suppose he was just giving me a tip that I might want to try and negotiate due to this. He said the newer models being used in the same flats, Variance, are far better and cheaper to run and maintain. To be honest I don't want to delay things massively over it but just wondered if anyone had any advice? Nothing wrong with the boiler at present. Does anyone know whether it is likely to make much difference in the value of a one bed flat which is already in basic condition and a very reasonable price (£80k)? Thanks
