I want your honest valuation please

Hi guys. I have my lenders valuation which should be next week and after all the hearsay of properties being undervalued by surveyors and overpriced by vendors/EA's i want to know where im likely to stand on this. Could you please give me an honest valuation on this house:

Postcode cv2 5hj. Property found on Robinjones.co.uk search for £140k-£150k 3 bedrooms and its on the second page (longfellow road) shown as SSTC.

I appreciate any input as long as its honest!

  • Looks attractive. Could be a very fair price [assume you have it for less], if the area is good and the improvement works are to a good standard. Equally, could be poor value, if the tapping the wall test shows plaster is blown, a problem with this age of house - or if airbricks have been blocked and the floor is in poor shape.

    There are 2 on Longfellow road showing as SSTC, which are you buying? the one with the white bay, or the pebble dash?

    I think it would depend which end of Longfellow road, which way around the house faces (south facing back garden) and parking. If I remember rightly Longfellow road is a bus route and very busy as people use it as a cut through to Walsgrave road and the bowling alley/shops is on the corner.

    south facing garden and the one with the white bay. It is a bus route but the houses are sitting quite far back from the road and its double glazed so you cant hear any traffic whilst in the house. Its the more desirable end of longfellow, closer to hipswell highway and in the catchment area for a very good local primary and secondary school (complete opposite end from the bowling alley etc). Im not sure if the lenders take much of this into consideration when putting a value on a property?

    I'm also not sure what they will base it on if its just a drive by valuation. Im happy with what ive offered so my only worry is the bank coming back with a mortgage offer lower than the value i have offered which is why im hoping for some rough valuations from people here :)
