Do all solicitors ask for deposits? Never used one before this so no idea, but mine said she'd leave payment til completion?0 -

I am the queen of complaints - I absolutely intend to complain - believe in doing it for exactly those reasons and because I 100% believe in good customer service which is becoming more and more rare these days.0 -
You need to be getting official written complaints in now!
You should have got the solicitor, & contracted them to work for you
you do not use someone who works for the estate agents
you do not use the same one that is acting for the vendor
you do not have to keep being faffed about by an individual in that estate agents office
speak to the branch manager, or if its part of a larger chain, get in touch with their head office, & get someone else to get it all dealt with properly for you
as your in contact with the vendor, see if you can both insist on stages being completed by certain dates
you would both need to write to the agent & state that 'x must be done by x date'
they are working for you, your the ones that are paying them, make them do the job they are supposed to be doing.0 -

Years ago prepayments to the solicitor were rare but now solicitors have started to realise that they can't always take the word of clients so often make this type of charge to give then the confidence to get working.

Generally the deposit is largely to cover the cost of searches that have to be paid for.RICHARD WEBSTER
