What to do now?!

Recently had my offer accepted for 124000 on a 3 bed semi. It was on the market for 129950. Our valuer from abbey valued it at 122000. Their was no retention on the mortgage tho. Anyway it also needed 2560 of work doing to it. Which I can't afford because i have already saved for the re-wire that needs to be done and other things such as solicitors fees etc. We said we will pay the 560 is she pays the 2000. She said no but will pay 1000 of it but this still isn't good enough. So I have left her to sleep on it last night, I don't know what to do or ask for next?! At the end of the day it was valued at 122000 so im losing 2 grand anyway so she should pay for it shouldn't she? Any help is greatly appreciated. Thanks!

    In the end it really depends on how much you want to sell , and how much they want to buy !

    It is a buyers market so if it was me i would split the difference.

    she is probably in the mindset that she has taken your offer of 6k under the asking price anyway. She would think that you have already factored in the work needed beforehand so she wouldnt feel obliged to keep spending out of her pocket. I think her offering 1k is still good as you already knew of the problem before offering (by the sounds of it?)

    split the difference is always fair. You dont want a bad buyer/vendor relationship so do what you can to keep it fair and keep everyone happy :-)

    Thanks, no we never knew about the damp and the re render that had to be done! To me its only fair if she pays it as we are buying the house for 2 grand over what we got the house valued at, anyway she has come back saying she will give us 1750 which is 250 off what I wanted so im happy, Thanks!
  • everyone, buyers and sellers, all know that it's a buyers' market. if you don't want to pay £124,000 for the property look elsewhere. however, the seller also has the right to say "don't want to sell for less", in which case you're both in a sticky wicket and it's a case of who backs down first. if i were the seller, in this case, i wouldn't have backed down, so well done for getting her to pay, effectively, for work that you should have got done yourself.
