ending tenancy earlier

in august me and my partner found house to rent through the agency as we did not have any other place to live....we got two small children one under one and another under two....we got into the trouble as we didnt realise how expensive will be.my husband supports us but his pay goes on rent and tax and we dont have nothing left after wards....we went to the agency to ask them if we could get out of the agreement earlier and what they said to us is that they will keep deposit,and if we are not able to meet our rent in october they will use it as rent money...and that we cannot move out till they found someone else to live in the property and they asked us to advert the property...they also said to us if they dont find anyone to live there then we will have to pay the rent till march (our contract is assuredhold tenancy for 6 months)or the landlord will probably decide to take us to court....i got realy stressed out as i dont know nothing about the procedure to finish tenancy earlier so please if anyone knows something let me know............

    The agency are pretty much spot on. You signed up for a 6 month tenancy, you have to pay for 6 months unless you can find someone to take it over.
    You should always ensure that you know what you are signing for when you sign something. :confused:

    Check to see if you are entitled to benefits and make sure you claim them:

    Are you getting housing benefit, council tax benefit, child tax and working tax credit.

    If you have any debts get these sorted out with a debt adviser. Your most important monthly expense is your rent and you should always give it priority.
  • Unfortunately, you are legally bound to fulfill the tenancy for the 6 months.
    The landlord will still need to try and mitigate any losses by re-advertising the property in order to get another tenant in earlier and thus let you leave earlier, however these costs will also have to be paid by yourself (or deducted from any deposit to be returned)
