HIP advice

hi all

looking to put house on the market, unsure about the HIP.

Do the estate agents sort it out for you or do you have to get it yourself?

How much does it cost?

the agents can do it if you ask them. they cannot market your property with out one.

you can also get a solicitor to do it. they all charge diffrent, depends were you live and how much searches in your area are etc. for example in East Yorkshire they are around £300

your searches run out first lasting about 3 months. but you can make the buyers get new ones if they need them for thier mortgage lender

I'm sure the more experienced MSEs will reply. In the meantime, do search the forums (see top right of screen) for HIPs - you'll find lots of tips on HIPs.

I've not used an EA, so after doing some research on prices I used a local HIP company recommended by my solicitor. They provided a PDF of a basic HIP in 48 hours and the full HIP 5 days hence. It came in cheaper than other solicitor/estate agent HIP quotes, but was more expensive than some web quotes. [Mine was £286.95]

Some solicitors charge for commissioning a HIP, mine didn't but I still dealt with the HIP company directly. Similarly, I believe some EAs may try charging you if you come with your own HIP - tell them where to go if they do!

Don't forget there are a number of options with EAs (sole or dual contracts).

Shop around, HIPs range from £200/£400. It last as long as the house is on the market. Estate agents tend to be the most expensive. Dont worry about the searches going out of date, not your problem.

yea if the buyer needs a mortgage and your searches are out of date they will need to obtain their own new local authoirty search to cover their lending criteria but as said its their problem. it will not hold up your sale.

a basix HIP consist of a local authoirty search, a drainge search, sales statment, sellers property information form (you fill this in), EPC (a Epc person comes to your home and rates it on various things , the report is normally about 6 pages long and recommends way you could improve your energy rating in the future) and OCE's..... dont think i have forgotten anything but im sure people will say if i have.

you need an interim HIP to market your property, being basically everthing but the searches which can be added 28 days later or when you get a buyer if this is sooner.

There are numerous HIP threads on here, just page down a tad.

For the cheaper online HIPs (just as good only cheaper) £205 including VAT seems to be the typical base price currently. I paid £171.35 for mine and it was fine, all there, all correct, within ten days of clicking online.

We used hips4u and they were very efficient. The only delay was the council searches. The HIP cost us £204 incl VAT.

Mine was £164 plus vat from Fridays -very pleased at the turnaround.
