renting - advise re flooring

we are due to start renting an unfurnished house next month and would like some advise on where we stand re flooring/carpets. we haven't signed a TA or anything yet.

At the moment the living room/dining room has laminate flooring. The LL has agreed that it is in a bit of a mess with massive deep scratches on it where the door needed to have more shaved off than it had done and also varius damage on other areas. It is poorly laid with a few gaps here and there and has generally seen much better days.

Are we being unreasonable to want this fixed or a new carpet laid before we move in at no cost to us?

    If it were me I'd leave it as it is, buy my own rugs - and be grateful he didn't want it to be professionally cleaned before I left.

    As long as the floor is functional then the place is let as seen, and the rental cost should reflect the condition of the property. The only time you'd be able to expect flooring to be replaced by the landlord is if it is dangerous in some way, so splits on a stair carpet might constitute a trip hazard.

  • Believe you me, you do not want the LL to buy a new carpet. It will probably be light colour and totally unsuitable and you will be responsible for it. Just get the condition of the laminate recorded on the inventory.
