Credit checks

Just sold house and moving into rented. Found a lovely property and now filling in paperwork. Trouble is, until we move, a credit check will show a mountain of debt, which will all be paid off with money over once completion has taken place (phew). We have no defaults, late payments, ccjs etc, and I believe our credit scores are excellent from what I remember, but it currently appears that we cannot afford the property we wish to rent.
Could this be a problem? They are going to do an N2 check reference score, anyone know what this means?

They seem to do credit checks on companies & directors, not normal humans....
Ask the agent what credit check with which company exactly they will run.???.
