fed up also

been told today by EA, that the chap buying our house has pulled out, we are about 2 weeks away from completion. The owners of the house we are buying are prepared to take ours in part exchange, but at £9k, under what we were selling for. from the sale of ours, we will have about £60k equity. would welcome people's thoughts on what they would do, would you just bite the bullet and accept their offer in order to get rid?

our house has been on the market for 12 months, and we only had 3 viewings

    Sorry about your buyers pulling out.

    If you are sure that the house you are buying is the one for you, then I would bite the bullet. (Maybe try and negociate a little first?)

    oh dear.
    um, is your property on rightmove or similar? could you post a link so we can see it? 12 months and only 3 viewings is shocking. have you switched EA in that time? did your EA say why your buyer has pulled out?

    On a scale of 1 to 10, what is your desperation factor.

    If intended purchase is your dream home, you intend to be there sometime, and you can (within reason) afford to take the £9K loss, then go for it. Otherwise consider other options.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    How can anyone get that far down the buying process without having the funds in place?! The UK buying/selling system is such a joke!! :mad:

    You have to ask how you will feel if you walk away from the house you are buying in comparison as to how you would feel be short changed by 9k!

    If it's the house for you 100% you may have to go for it. Good luck ;)

    Hi ,

    In my case I was 1 week away from completion which was a date requested by the buyer. The week into completion my solicitor advised me no deposit had been left for the mortgage, even tho the buyers solicitor had drawn down the mortgage ready for the date requested. The buyer went off the radar ! No contact from them to their solicitor or estate agent despite letters, e mails, texts and voicemails being left ! I do know nothing bad has happened to them as I know a friend of theirs. I did ask them to drop in the conversation with the buyer about what their intentions were ,but heard nothing back, so drew a line under it and re marketed the property a few days after the completion day.

    In the end if it was down to lack of funds I would have waited for a period of time for them to get the money together, as im not in a chain, and not moving to another property.

    In the end its all about communication !

    Still find it weird someone would go so far into buying a property and outlay for fee's , and then just go to ground.
