Energy Report

Hi

I am currently in the process of purchasing a house, my solicitor has sent me out a copy of an energy report of the house I am proposing to buy.

Is this standard practice and if so what do I need to be looking at within this report?

    it is standard practice

    make of it what you will, we have been buying houses for 100's of years in the UK without the benefit of them so far, complete waste of time and a nice little stealth tax for the govt

    it indicates the relative efficiency of the energy use and energy loss in the house for heating etc and what the efficiency improvement will be if you spend money on insulation, a new boiler, e saving light bulbs etc. or other low or high cost actrions that might take years to pay for themselves via the savings on you utility bills

    if its really bad then, as with anything in a house survey result, you can try asking the vendor for a price discount, but this report is part of the HIPS pack and therefore its contents are already known to the vendors EA so they should already have reflected it performance in the asking price
