About to make an offer, start at asking price minus 10% ?

If the seller is desperate then they might accept but if not they can and will probably ride the storm and wait until they get the offer they want.0

Have you sold your current home? Without a buyer for your current home you are not in a good negotiating position.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Well, just made an offer of 190.
The agent didn't sound cold about it but you never know. They've spun us buls**t allready about putting of other viewers so that we could get a long second viewing on it (at the weekend just gone), what agent ever refuses a potential viewer !.
I think the vendor thinks they can get the full asking price !.0 -
I think the vendor thinks they can get the full asking price !.
They may well be able to so dont ever get too attached whilst looking/offering and going through the exciting bit! Some people just dont play the game and will come in with asking if they can afford it and think its worth it. If you have an edge to the sale you can always come in a bit lower if someone has asking price but its always a risk. Pay what you want to pay for it but get the best price! If you think its getting alot of attention at the moment and it could be sold any day then make your next offer more realistic or even go to your final offer and state that its final to the EA. If you think you have a bit of time on your hands then wait it out and let em sweatMFW - <£90kAll other debts cleared thanks to the knowledge gained from this wonderful website and its users!0 -
We've definately got time on our hands with this property, I don't think anyone else has made an offer or is in as strong a position as we are.
Our problem though is not annoying our buyer by taking to long to find the property we move on to, we've probably got another two weeks before they start to get cold feet...0 -
Andover is hardly a disaster area for house prices, so it’s going to be best to keep on top of the offer situation if you really want this particular house.
A couple of viewers we’ve had here have told us of their problems in buying and one of those appears to be mistaking the situation you are in – thinking you’re in a strong position and then it disintegrates.
Equally of course you don’t want to pay too much. If I were you I’d be chasing the EA in a few hours as to progress.
Good luck!0 -
Thanks for the advice everyone
I've not heard back yet so I'll give the EA a call early afternoon to see if they've had any feedback.0
