Thinking of selling my house

Hi

I'm thinking of selling my house so I'm in the process of doing all the cost free improvements I can at the moment. De-cluttering, repairing broken stuff, finishing off some DIY which has sat needing completion over the past couple of years, tidying the garden, etc.

My question would be this. I have a couple of ideas which I could spend some money on and hopefully increase the price, how do you think these changes would affect the price of the house?

2 bedroom end terraced house with back & front garden, in a quiet part of a rural village 25 miles from Glasgow. There is a small kitchen and average size lounge, dining area and ample hall with good storage space. Good sized walk in shower in the toilet which is downstairs. Upstairs there are two massive bedrooms which are the size of the whole footprint of the building.

My plan would be to split one of the bedrooms in two, and building a large family sized bathroom with access from the master bedroom only. Quoted a price of £3k for this.

I also would like to create a driveway in the front garden, still leaving plenty of room for the lawn. Block paved, this would cost around £1k.

With the house being priced right now at £85k, what, if any would be the change with the above improvements made.

Cheers
