Anyone know the in's and out's of SO?

Following on from my loft thread i have had a reply which has been the part mainly at the back of our minds as to whether we will be able to get it done or not.
Basically we would like to do a loft conversion and we have a lot of questions we would like answered, not sure who to go to, the HA, IFA (as ours deals in just this) etc.
We know that if we increase value we lose always out etc and although we don't care about profit we do not want to come out of it in a mess and owe lots!, lofts tend to add vlaue but not sure how this works in having it done..
i guess the main thing is:
would we be asked to return it to it's former state in which case it would be a huge no as too much of a risk?
would we have to have it re-valued after we had done it?
Anybody who has any knowledge in this would be great to hear from, any good or bad stories!
Please no SO is rubbish/waste of money etc thanks!
