home buyers survey

We are purchasing a victorian terrace and have just recieved the home buyers report which now has me panicing a little!
The surveyor has pointed out a few problems:
1. the roof has a few missing slates, the ridge tiles need repointing and front dormer window need repointing, and some lead flashing needs replacing.
2. The joint chimney stack needs repointing, bedding mortar needs replacing and lead flashing around chimney needs replacing.
3. A window seal has gone and there are signs of damp around the window which may be caused by porous masonry.

Sorry for the long post but I am wondering how much this will all cost and if it means that we should negotiate with the vondor regarding these repairs. Having only ever bought new builds in the past I am not sure what all this means really and if we should have expected all of this?

    You could ring a roofer and ask for a quote.
    I'm not so up on roof repair prices (will be shortly though!)

    A window seal? The glazed panel? or the frame?

    Cant give you exact prices but from what you have said it does not seem anything major at all! You can do the window seal yourself if you are ok at DIY. in terms of the missing slates it is not a large job along with the repointing I would be very suprised if a roofer was there for more than a day in my opionon.

    I dont know your location but I would reccomend that you find a local roofer and ask them to quote on repairs.with the possible chance of pourous masonery they need to put this in to cover them self in the small chance you do have pourous masonary a damp specialist would be able to rule this out very quickly and find the route cause possibly th deffective seal?!?
