    Who authorised your entrance & let you in for the DIY?
    I would let the "subletting" pass if it wasn't one your names tenants, as entering the house is a bigger offence than having a guest, which is what they would argue ;)

    It's highly likely your tenants have been caught up in the student loan delays, so fingers crossed you all come to an amicable agreement before things get dire.
  • Students are in a difficult position over summer becuase their summer term loan cheque is the smallest when they need to pay halls rent, deposit on a new house and rent in advance. I'm not excusing the none payment, they should budget, but it offers some hope that the situation might improve once the term starts.

    Also, have you considered asking for rent on a termly rather than weekly/monthly basis. My landlord did this and was kind enough to wait until student loan day each time too. He knew that we had no excuses not to hand over the money and we had the peace of mind of knowing that if nothing else the rent was paid when we were nearing the end of our money.

    ...they should budget...
    But it's hard to budget when you start with £0, are expecting the loan in time, then it doesn't come. They're now saying (Student Loan Company) that they'll all have their money by the end of October.
