    if a small mark up IS acceptable - what exactly does the monthly 10% agents fee cover - surely not JUST for receiving rent and passing it on to the LL ??
  • Keep a note of every phone conversation to date and put everything in writing from now on, sending all correspondence by recorded delivery and consider asking the tenant/s to pay you their rent direct rather than via the agents from now on so they can't withhold any more of your money. I don't know whether you'd be breaking the terms of your contract with the agents by doing this so the first thing I'd do is go through the contract with a fine-tooth comb right away
  • Thanks guys, Yes, I'm going to send it recorded delivery so that I can track its been received - as if I haven't enough stress in my life. I consider that I am a reasonable, understanding person but the more twists and turns this takes, hate the thought that I hae been taken advantage of. Nobody would object to a reasonable fee, yet as clutton says I pay them 12.5% monthly fee so four phone calls shouldn't cost £100's of pounds in addition to that. Will keep you posted. I just want to pay them, move agent and put it behind me, BUT am not prepared to dance to their tune. I'm worried though that if solicitors get involved it can soon get expensive.
    I'm not a failure if I don't make it, I'm a success because I :tried!
