Approx Cost to Buy and Sell a Property!

Hi Guys,

I've been browsing the forums fora while now but have never posted anything!

Here goes...

We own a house at the moment, got married a few months ago and are looking to move to a new 'family' house ready for when we have kids.

Our house is worth approx £200k, and we'd be looking to move to somewhere up to the £250k stamp duty mark. We're trying to save for the fees etc but really we didn't know how much we should have saved, as a ball park figure.

Obviously I know stamp duty would be £2500 .... How much would you recommend keeping aside to pay everything in total?

    Part of the Furniture
    Estate agent fees, say 1.5% (you should be able to do better) £3000
    HIP, maybe £300
    Legal costs, buying & selling, about £1200
    Gordon Brown's pocket money (Stamp duty), £2500
    Removals costs, ?
    Remortgage survey fees, ?
    Remortgage arrangement costs, ?

    So around £7k altogether, The remortgage fees and removal costs I'm not really thinking about, it's purely the buying and selling fees.

  • I have just done the same as you (got married and moved to a bigger family home) and solicitors fee were around £1,300 (this is in South West England) to deal with my sale and purchase.
