All the houses have three bedrooms, the kitchen and the rest of the rooms are similar size. However we do have a larger garden!!0 -
How do all the properties compare in price? And what sort of percentage is 25k? Without these details I really can't advise anything.0

white paint can make any space look bigger...
also, move some excesss furniture out - make it looks like you ahve plenty of space, and are not busting out at the seams - some friends or family may be able to spare you a bit of space for your gear...0 -

We have reduced the again by 3 grand, the offer was under £100,000 and now it is £117,000 although the EA haven't updated the details yet. It is still less than the house opposite and the two that are round the corner.0 -
Hi, perhaps it may be easier to go with another agent who doesn't have the other houses on the street? just a thought? Also, why don;t you go on rightmove and do a search of your local area and get in another couple of agents who have SOLD properties in your area [you need to check the box which says about including properties which are sold0

Lack of storage? Do you have too much stuff or not enough? If you have storage spaces, make sure they are organised though I think this backfires on me a lot. It doesn't look like I've got enough stuff in my storage spaces. I t hink people need to see it spilling out of the doors for them to think there is plenty of storage and not just that I like to know exactly what it is that I own.
'Lack of storage' really gets to me. You basically want a bigger house so you can fit in stuff that you want to store, not actually use? Chuck out all the stuff you are hoarding and save yourself some money by buying a smaller house or buy mine and be able to find the stuff you're actually looking for!
We didn't have a garage until 3 years ago. We filled it with toot immediately. 3 years later the garage is still filled with toot and I don't even open the door of it. Out there somewhere is a box of stuff which our cat peed in. I don't even know where it is to find it but it's moved house with us four times! :eek: I don't need any of it at all. If I wanted it, it would be in the house! I lie; I sold some of it on ebay and my husband came home with a spare bath to fill the space that the other stuff left.
I have had comments about how little stuff I own. All my stuff is nice and I use it. If I stop wearing something, I lose it. I don't need three spare duvets, just one. I don't need to store bits of car, the bits on my car work just fine. I have loft space for christmans decorations and a cupboard to fit my hoover and ironing board. Oh, and something called furniture. Which sometimes you can store stuff in, like the tons of books whic are visible all around the house. Arranged neatly in furniture. Photgraphs are kept on the computer, CDs have been relegated to a folder and I've gotten rid of all the boxes etc.
Sorry, I'm not helping you sell your house, just ranting!Everything that is supposed to be in heaven is already here on earth.

How long is it before you can change EA if they don't seem to be trying to sell your house. We have been with them for 2 months as we want a quick sale should we go for a multi agency?
If they don't send anyone this week then it will be two weeks without any viewings. Is this about right?
I am getting myself into a right state as C&G are going to repossess our house if we don't sell our house. I have been to the doctors as I have already lost my job and now it looks as though I will lose my home aswell

We were in the same position. Almost identical to you. We weren't happy with the EA was marketing the property and I insisted that they changed the photos, as I didn't like them. The EA turned up and took outside photos before we managed to paint the outside despite us telling them we were going to do it. I insisted for 2 weeks and the EA were reluctant, albeit passified me that someone had been out to take photos. After a long conversation, they changed all photos on the linked website and within 2 weeks received 4 viewings and now have my buyer - should exchange and complete within 10 days fingers crossed.
Our obligatory time was 10 weeks, but check your pack from the EA as the terms of your agreement will be included. To be honest threaten them they you are marketing with someone else, or at least ask the EA how long do you have left before you can change. That'll ruffle their feathers a bit and hopefully you should find a change. Send a copy of the marketing sheet to your mortgage lender, this'll show them that your property is up for sale and talk to them every step of the way - it reassures them you're doing something about it.

Doozergirl - as my other half insists we remove our garage (large single) since it is ugly and takes up too much space in the garden, I am having to clear it as replacement shed is only one third the size.
Can I interest you in a variety of obsolete electrical bits from ... (actually I'm not sure), broken tools, timber and plastic offcuts (dozens), rusty bits of metal, chipped ornaments, sheets with odd holes, various dismantled pieces of furniture (some rotting), etc etc.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
