First time buyer mortgage/rent query

Hi All,
I am a first time buyer. I want to buy a house this year on a standard residential mortgage, Rent if for 1 year and then move into the house.
Is it visable to
1) Buy the house on a standard mortgage - then contact the lender after maybe 1 month and ask them if I can rent out the house("permission to let") for 1 year before moving in?
2) Are there likely to be any charges/changes to mortgage if they agree to this? (even though id only let it for 1 year)
3) Is it likely the lender would refuse this request?
4) Would it be better to come clean with the lender/mortgage advisor from the beginning and advise them of my plans?
5) Can anyone think of a better way to buy a house NOW - rent for 1 year, and then move into the house to live in.

Everyone seems to be of the opinion house prices are at rock bottom and that they will go up next year.

currently saying at my parents house so - would like to save for one year more - the reason i want to buy now is im conscious prices may increase soon.
